Carpet Area vs Super Built-Up Area — The Key Difference
Understanding the difference between carpet area and super built-up area (also called super area) is one of the most important skills for any Indian homebuyer. The gap between these two numbers determines how much actual living space you get for your money.
Carpet Area Defined
Carpet area is the net usable floor area within the walls of your apartment. It is the area where you can physically lay a carpet — hence the name. It includes the area of all rooms, kitchen, bathrooms, and balconies but excludes the thickness of internal walls, external walls, and common areas like lobbies, staircases, and lift shafts.
Under RERA (Real Estate Regulation and Development Act), developers are required to disclose carpet area and sell on the basis of carpet area. This was a landmark reform that brought transparency to Indian real estate pricing.
Super Built-Up Area Defined
Super built-up area (super area) includes the carpet area plus a proportional share of common areas such as lobbies, staircases, lift shafts, clubhouse areas, and sometimes even amenity spaces. This is the larger number that developers historically used for pricing and marketing.
Loading Percentage
The difference between super area and carpet area, expressed as a percentage of carpet area, is called the loading factor. A project with 25% loading means the super area is 25% more than the carpet area. In many NCR projects, loading can range from 20% to 35%. Lower loading means more of your money goes toward actual living space.
For example, if an apartment has a super area of 2,690 sq ft and a loading of approximately 20%, the carpet area would be roughly 2,240 sq ft. Projects that maintain low loading — such as those with only 4 apartments per floor — tend to offer better carpet-to-super ratios because common areas are shared among fewer units.
What to Ask Your Developer
Always ask for the carpet area, the super built-up area, and the loading percentage. Compare the price per square foot on a carpet area basis across projects — this gives a true comparison of value. Also ask whether balcony area is included in the carpet area or quoted separately, as this varies across projects.
